My question involves real estate located in the State of: Washington
I currently own a home that is near the water. When I bought the home it came with an easement across the neighbors property (Lets call him Steve), to gain access to the water. Another neighbor (Jim) also has rights to this easement.
My question is, can I have my guests use this easement to gain access to the waterfront?
Can the owner of the land to which the easement exists (Steve), tell me that my guests cannot use this easement?
He has informed me that only me (and he would allow my direct family members) can use this easement, unless I ask him first.
I was under the impression that, since when I purchased the property the easement came with, I could let guests use it. Even if I'm not home. (Another thing he has stated I cannot do.)
Main question is, can I have my own guests use the easement?
