Mortgages: Owner on Mortgage Passed Away Cosigner Rights

My question involves real estate located in the State of: CA
I am not sure if this is the correct loaction for posting this please move if not thank you

my husband cosigned on a home loan for his uncle (mothers brother) about 20 years ago his uncle passed away about 4 years ago and his aunt has been living there (step fathers sister) she has been paying my husbands mom a check for the mortgage ( a little above what it is, but i dont know how much) his mom has deposited cash in the amount of the mortgage. well now my husband wants to buy a house ( we living in Washington my husband just retired from the navy also) the house is on his credit and he wants it off and to sell the house to his aunt, but his mom is telling him no. can someone tell me some options that i can give my husband ( he is beyond stressed about this as well as i am)
the house has only had on mortgage for 87000
i think we owe roughly about 47000
and the property values are going up we could get roughly 150000 for it
the deed is in his name and he is going to double check on the mortgage monday
also no one notified or had his uncle removed from the loan, deed or anything.
i am sure either way we decide to handle this will not be good for my husband and his moms relationship
