Land Contracts: Drive Way to Garage Located on Neighbor's Property

My question involves real estate located in the State of: PA

I am looking to purchase a home that includes a large garage which is located on the property. The primary parking location for the home is located directly off to the side of the highway however, the garage is located in the back end of the property. The only way to access this garage is to use a dirt drive way that leads from the highway directly to the garage. The drive way was created to access this garage with no other purpose. My question/problem is that the majority of the drive way which leads to the garage is located on the neighbor's property . The current owner of the property I'm interested in states that there is a good relationship with the neighbor and there are no issues with using this driveway to access the garage. I'm worried that after purchasing this home, the neighbor may decide that he doesn't like me and will refuse to let me use the drive way or even block off the drive way. I'm looking for options with this situation on what I could do the avoid this problem as I am very interested in this home. Would it be legal to deny me access to this garage? Is it possible to purchase legal rights to the drive way? Any suggestions or insight on this would be appreciated. Thank you!
