Repair and Maintenance: How Do I Get a Landlord to Make Repairs Without Sounding Like I'm Complaining

My question involves landlord-tenant law in the State of: Hawaii

I live in a house built in the 80's... I am guessing 1988, by the date on the water heater. I believe that is the last time anything was updated in the house I am renting.

I have noticed that the refrigerator freezes things in the back, and everything in the front is warm. A lot of my food has been spoiling lately, and here in Hawaii, that becomes quite expensive. The freezer also turns everything into ice bricks in the back, while things in the front are still not frozen.

I complained about the water heater in January, because me and my roommate could not take showers longer than 10 minutes without hot water. They basically told us, "Too bad". I turned the temp up to 150 degrees (it was at 140), which has helped. I also adjusted the timer. I noticed water around the bottom of the tank, so it is developing a slow leak. I don't know if I should tell them.

Earlier this month I replaced a window in my room that cracked. The window cost me $170. The landlords think I broke the window. I noticed the crack after I heard a bird fly into the window. The window shop told me, which I recorded a video of, and sent to the landlord, the window cracked because the rollers on the window were bad. They also said that the crack was likely there, and the bird flying into it likely caused the crack to be larger.

What is reasonable to request so I don't sound like I am complaining about their house falling apart? I also want to live here without fear of being kicked out. I know that landlords won't renew leases sometimes if you are someone that costs them a lot of money.

P.S. I don't really care that two of the stove burners don't work all the time, and half of the microwave buttons work. I make due with what I have, but now the food is spoiling.
