Breaking a Lease: Is a Lease Under My Name, but Only Signed by My Wife Valid

My question involves landlord-tenant law in the State of: FL


Good afternoon,

My wife and I are in the process of buying a home, however we want to speed things up and look into getting out of our towhouse lease. I requested the lease from my leasing office and they send me what they had.

The first paragraph reads.

1.PARTIES. This Lease Contract (sotimes referred to as the "lease") is between you, the resident(s)(list all people signing the Lease Contract):

MY NAME (only)

....and us, the owner: MY COMMUNITY NAME

(name of appartment community or tittle holder). You've agreed to rent Apartment No: XXXXX at MY ADRESS. for use as a private resident only. The terms "you" and "your" refer to all residents listed above. The terms "we," "us," and "our" refer to the owner listed above.

My wife is them named as an occupant in a later paragraph.

In the bottom of the lease the signatures are blank, it was signed electronically. It says accepted by ADULT CO-HEAD OF HOUSEHOLD: MYWIFE'S NAME and by our property manager.

I don't remenber signing this, if that is the case and they can't produce my signature eletronic or otherwise, is the lease valid and legal???
