Easement Width

My question involves real estate located in the State of: North Carolina. I am negotiating with my neighbor for the purchase of 6.5 acres. He has 10 acres, and has surveyed and recorded 6.5 acres as one tract, and 3.5 acres with his home on the other tract. There is a reverse mortgage on the 3.5 acre tract with the house. The access to the 6.5 acres is through the 3.5 acre tract with a deeded 20' right of way, presumedly to satisfy the bank he has the mortgage with. I have been told that 20' is inadequate for future development, and to insist on 30' width. I would like to purchase the land, but I do not want to hinder its future use as it will end up belonging to my children. So my question: In NC, can a home be built (and financed) with a 20' right of way? Can the parcel be sub-divided for multiple homes with the same 20' right of way? Thank you.
