Subleases: Breaking a Sublease Agreement

Hello everyone, I was wondering if anyone could give me advice on my situation. So lets begin! Last week on Saturday I agreed to a sublet lease for the total amount of 700 per month, but when I went to the apartment I discovered that it was super dirty, didn’t have hot water, and in general was an unpleasant place to stay. When I looked at the sublet lease later, I learned that there was an error which stated that the rent is as follows. $349.50.

The original agreement was that I will pay the tenant 700 per month. The tenant agreed as long as I pay a few months in advance. Then I find out that that payment should have went directly to the management company instead, but since I dislike the place and the sublet doesn't appear to even be processed and approved I was wondering what I could do to get out without losing a ton of money.
My question is, what options should I go through to try and get this lease voided. I understand that it is very hard to get a lease voided, but I am a college student and I don’t understand EXACTLY what options I have. They gave me two options, either pay the 349.50 for the remainder of the original agreement (9 months from now till May) which will release me from the lease. Or B, move to another apartment that the owner has available (around the same price as the original lease. I would rather not go to the other place because it is also in a very old location and in a different city. I would rather be close to my school and my peers (in addition, it is far away from my school which would be a pain once it gets colder later in the year. I am the type of student that stays on campus a lot.
The reason why I want to leave is because the place just sucks. I do not want to just suck it up and take what they say without looking for additional advice. I have learned my lesson on being a dumbass and I will never sign for an apartment again without looking at it.
So is it legal for them to not approve the lease but still charge me for the remaining balance (but I am not allowed to stay there)? Will I seriously just lose a little over 3000? What will happen if I decided not to pay the 349.50? Would that be reported to my credit and damage it?


Additional information: I am a full time college student. I live in Indiana and I am an American citizen (if this matters at all) and this entire case is inside indiana.
