Construction Contracts: How to Get a Release of Lien from a Contractor

My question involves a consumer law issue in the State of: WA

I will be hiring a roofer to replace the roof on my home. I'd like to have the roofer and any subcontractors and suppliers sign a lien release to avoid any attachment of a mechanic's (construction) lien on my property in the future. How exactly do I go about this? My state has a usable example of a lien release on their Labor & Industries website.

Should I place an addendum to the contractor's bid (which will become a contract) stating that: 1) they will provide a list of subcontractors & suppliers, and 2) that the roofing contractor as well as subs and suppliers will return a signed lien release before payment is made? Or do I even need to bring this up beforehand at all, and simply send the roofer a lien release to sign and return before payment is made (this doesn't sound like the way to go)?

Do I need to have parties sign a release for each payment made (ie, deposit and final payment)?

What's the common practice in WA state? I imagine even the discussion of inclusion of a lien release provision will make at least a few contractors balk (would sure be a red flag to me).
