My question involves court procedures for the state of: Colorado
Hello -
My wife has 4 different public records in the state of Colorado, county of Weld, that all show as "Transcript Of Judgement". These records are not called Liens and when doing record searches on the county clerk site selecting document types filtered specifically to "lien" documents, there are no results for her name.
However, I'm finding conflicting information on the web on whether or not a transcript of judgement is or isn't a lien. Some sites say it is and some sites say it isn't. And funny enough, there's one site that says it both ways saying it is and isn't.
Our goal is to sell our house that we own in Colorado and use the equity to pay off these judgements, however we'd like to be able to negotiate with the debtors, and I believe if they have a lien on the house and have knowledge that you plan on using equity from the sale of the house to pay the debt, that they are less likely to budge during negotiations.
So - back to my original question, are the records we are seeing actually simply just "judgements" and are do not have impact to the sale of the house or could they also be considered "liens" and would impact the sale of our house?
Thank you in advance to anyone who can provide insight.
