Boards and Associations Maintenance and Liability for a HOA "Visitor Parking" Area

My question involves real estate located in the State of: Georgia

A 32 year-old "posted" visitor/community parking area installed in the middle of our fee simple townhome lot by the builder, is now according to the HOA attorney our responsibility, in terms of both maintenance and liability. The area doesn't appear on any legal descriptions of the property and was arbitrarily assigned by the builder. This was our first home purchase and we accepted the selling agent's explanation of the area as a given. Are there any previous legal applications that deal with this issue or at least similar circumstances? We are the original owners and this conflict surfaced as we are now preparing to sell the home.
