My question involves landlord-tenant law in the State of: Florida
I own a single family home in Central Florida which has just one lessee on the lease. The lease I use states that a) the landlord has the right to enter the tenant's home between the hours of 9.00am to 5.30pm for the purposes of an inspection with 24 hours notice and b) the right to enter the home without notice in the event of an emergency. I wish to do an inspection of the home because I am concerned about the inside condition of the home, given how trashy the outside is. I have requested inspection access to the home in the recent past, but on the one occasion I spoke with him, he claims that I do not have the right to enter the home in a non-emergency without his permission and that he has a dangerous dog there. I have mailed, e-mailed and texted the tenant several days ago, offering him a period of 5 consecutive days to choose any of those days, and asking him to select hours between 9.00am and 4.00pm since the inspection may take up to 90 minutes, bringing the end-time to 5.30pm. He has not responded to the request and I suspect he will not do so. QUESTION: if the tenant ignores my request to inspect, given with several days notice and a choice of days and times, do I have the right to let myself into the home to conduct the inspection?
