My question involves landlord-tenant law in the State of: Pennsylvania
The tenant paid partial rent and I agreed to accept the remaining amount due within 12 days. Before the tenant paid the remaining rent, tenant was arrested and is currently still in jail. While tenant was in jail I posted the 10 day notice to quit for non-payment of rent (as per PA law) on tenant's door. I also mailed a copy to tenant but I assume tenant did not receive this mailing since tenant is still in jail. Do I need to start the process over again and send a constable to the jail to serve tenant with a new notice to quit for an additional 10 days? Or can I proceed to file a Landlord/Tenant Complaint with the magistrate's office?
