Am I Able to Use a Quit Claim Deed on a Manufacturered House

Me and my brother have a manufacturered home In Wisconsin. Both of our names are on the deed, and there’s a secured party on it. I want to move to another city but he wants to stay and keep the house.

I spoke to a few different people, one was a real estate agent, and I heard I need to use a quit claim deed. But I have also heard from a different real estate agent that you cannot use a quit claim deed on a manufacturered house.
Unsure of what is accurate. What am I able to do to accomplish moving and giving ownership to my brother?
