Trespass: Part of My Driveway is on My Neighbors Lawn

My question involves a consumer law issue in the State of: Georgia

My mother is having a property dispute with her neighbor. My mother has been living in her house for about 14-15 years. About three years ago, a new neighbor moved in next door. This neighbor had a property surveyor come out and it seems that part of my mothers property, including part of her driveway, which was poured by the builder/developer, is on his property. His property goes right up to the corner of her house where her bedroom is. My mother is almost 70 and she is very worried because her neighbor is saying that he is about to build a two car garage right next to her house outside her bedroom window.

I am very annoyed with her neighbor and the builder/developer that sold her the house. What are her options to prevent her neighbor from doing this? Can she sue the builder for misleading her? Obviously when she bought the house it was safe to assume that the driveway to the house she was purchasing what on her property. What can she do about this situation? Also, she tells me that she has a parcel outline from when she bought the house that is different from what the above parcel outline shows.
