My Mom Brought a Business for 15k, Has 5k Left to Pay Til It's Hers. Wants to Leave

My mom brought a nail salon from a friend. There were no contracts involved. My mom paid her 15k in cash (without any receipt). They both basically signed a notary letter that says:

'My name is xxxx and I am current business owner of xxxx at xxxx address. I am selling my business: xxxx to xxx (my mom). Currently xxx (my mom) is $5,000 short of the full price of the business I am selling her. Starting 2/1/17, she has agreed to pay myself $200 each month till the $5,000 that is owed is paid in full, then the business is solely hers.'

The previous owner is currently on the lease with the landlord until July 2018. My mom has been paying the rent of the shop for 2,000/mo and also paying the woman 200/mo as well. They got into an argument and my mom threatened to leave. But the lady said if my mom leaves she will sue her.

Does she have any legal authority to do this? My mom hasn't signed any contracts or lease/sublet agreements, etc. The lady's name is on the lease. Can my mom just leave the business without getting sued?
