Unlawful Eviction: Eviction Without a Lease

My question involves landlord-tenant law in the State of: Delaware
Hi all. We are located in Delaware. My boyfriend has been living with two roommates for the past 8 months. When he moved in, he signed an agreement about paying the rent and was told that the landlord knew about and approved of subleasing. The landlord did several walk throughs during his residency and acknowledged him living there but said nothing. He has paid his portion of the rent every month, with documentation. Today, the landlord said she received a complaint from a neighbor about the other two roommates fighting in the yard and cited them for a noise violation and property damage (one of them kicked a railing off the house). Her solution to this was to tell my boyfriend that he's not on the lease and has seven days to move out. When he questioned this she said "you're not on the lease, we have nothing to do with you, you can't take us to court or challenge this." But it doesn't seem right to me that they can just kick someone out with seven days notice, someone who has established residency, and had their subleasing acknowledged by the landlord. Do we have any recourse in this?
