Here is how the lease is worded, and this is the only section that says anything about parking:
LEASES. The Resident agrees to pay without demand the annual lease fee of $X,XXX.00 payable in advance in twelve (12)
monthly installments of X dollars ($X.00) each, and due on or before the first day of each
month of the term of this Agreement.
Parking fee of $XX.00 per month is due the 1st of the month with the rent.
