My question involves landlord-tenant law in the State of: NJ
I am the tenant who has 6 months left on the lease with LL. I sent an email to the LL explaining I would like to place a bid on a home and asked for him to take under consideration allowing me to break my lease early. I asked for his consideration and to discuss with him. I also explained that this would not occur overnight or the end of the month. I reviewed the lease and there is no early termination clause however, there is a clause for subleasing with written permission. I sent the email to him. Heard nothing for three days. Texted him and asked if he received my email and asked if we could discuss. I got a response that he received and he is discussing with his wife. It's been two weeks and I've heard nothing. I am trying to do everything the correct way and be proactive, respectful, and I feel stuck. Any advice? I do understand that under NJ law if I would have to pay until he found someone (he has to mitigate his loss). Should I take no response as a big, fat no?
