My question involves landlord-tenant law in the State of: CT
Hi, I am ready to move my family into a bigger house, and I have been looking at houses with a real estate agent.
I liked one that has a pool and a sizable pool house, but the taxes are pretty high in that town.
Buying this house is only a win if I could rent out the pool house to a tenant. (although i can afford it either way) the pool house has bathrooms and a kitchen and plenty of space.
I asked the agent to check the laws of the town and he said that in this town you are not allowed to rent separate structures, but he added that you are allowed to do what you want on your own property.
If I were to rent out the pool house I would not post it in public or use a realtor, I would find a tenant privately through my church.
So what would be the risks of renting our my pool house given the situation? How could the town find out? How would anyone know that the tenant is not a family friend who stays there for free? and what type of penalties would there be if they did? And if something went wrong, if the tenant got hurt or sued me, are there additional risks due to the violation of the town laws?
