Purchase Contracts: What State Should the Law Suit to Be Filed

My question involves real estate located in the State of: Arizona

Hello,

I have a contract dispute with the seller. The property is in Arizona. My questions are,

1. I am in California, the seller is in Florida and the property is in Arizona. What State should the law suit to be filed?
2. If the suit is filed in a State other than California, can a California lawyer represent me or I need have a lawyer from the State where is law suit is filed?
