My mother wishes to transfer her home and land to a living trust should a quit claim or warranty deed be used there are no claims against the property.
Also since her husband who jointly owned the property is deceased should she first contact the Deed Office and have his death certificate noted before the living trust is notarized or can she present the death certificate and living trust to the Deed office at the same time.
