Financial Exploitation: Parents Were Tricked Into Signing a Life Estate Deed

My question involves estate planning in the state of: NEW YORK

Any help is appreciated. Apparently my wife's sister tricked her parents into signing a Life estate and left my wife out of it. Their Father recently passed which brought this to our attention. Their mother alive and well, also a Grantor on the document, confirms they were never explained what they were signing in the Title holder's office. As such, their mother recently signed an Affidavit with her attorney stating it was always her and late husband's intention to leave the property equally to both daughters.

The Life estate document in question was prepared and dated on the 5th in Brooklyn, but notarized on the 10th in Rockland County NY. Further, the property is in Kings county (Brooklyn) but was filed in Queens according to ACRIS.

My question is who prepared and who filed the Life estate? Shouldn't it be filed in the same County where the property is located? Shouldn't such a power full document be signed and notarized on the same day in the same office by an attorney? Can this shady document be challenged?
